Opportunities await Edmonton’s first-time homebuyers in 2026
March 16, 2026
First car, first kiss, first love, any first is a memorable milestone in our lives, but buying your first home might be the most significant. And like any first it can be a scary step so it helps to get all the advice you can.
And if you’re buying or building your first home, the prospect can even be more daunting. But being well-prepared and working with a knowledgeable homebuilder’s sales professional makes the process smooth and enjoyable. In the end, building a home that’s uniquely yours is both rewarding and life-changing.
There are a growing number of first-time homebuyers in Alberta today, attracted by the province’s strengthening economy and comparative affordability of homes.
Edmonton in particular has several new home opportunities in its many new communities that first-time homebuyers may find attractive. Affordability is still more easily found here than in other major Canadian cities. Also, its diverse and multicultural population makes it an obvious landing spot for everyone looking to start fresh.
So, whether it’s a local buyer trying to get out of the rental cycle, or someone entirely new to the city looking to own a home for the first time, here’s some advice from new home industry experts who know the market best.
Right time to buy?
First-time buyers in 2026 should focus on long-term value rather than trying to perfectly time interest rates, says Coventry Homes Sales Manager, Antonius Magureanu. While rates have stabilized compared to previous years, market fundamentals – including rising land costs and limited supply in key communities – continue to put upward pressure on pricing, he says.
“This year presents a strong opportunity for buyers because home prices remain relatively stable. There is still access to lots at earlier price points in select communities. The Federal New Home GST Rebate significantly reduces the upfront cost of purchasing a new build. And 30-year amortizations on new builds improve affordability and monthly cash flow.”
But he says buyers should also be mindful of total cost of ownership – not just their mortgage payment, as entering the market with a home that fits comfortably within budget allows buyers to build equity and move up strategically over time.
“Trying to time the market rarely works. If homeownership aligns with your goals and finances, 2026 offers real value – especially with the GST rebate and stable pricing,” Magureanu says. “First-time buyers should focus less on chasing rates and more on choosing a home that offers long-term flexibility and strong resale value.”
Benefits of owning a new home
Daytona Homes’ Emma Mann believes that the continued rise in rental prices will lead many buyers to consider homeownership in 2026.
“With rents continuing to rise, the gap between renting and owning is narrowing, and monthly payments are often closer than many buyers expect,” she says. “Buying allows homeowners to begin building equity instead of paying rent, while waiting can mean facing higher prices later if demand continues to grow in Alberta.”
She also notes that Edmonton remains one of the more affordable major cities in Canada, making it an attractive entry point for first-time buyers.
“Homeownership offers stability through fixed payments and new-home warranties, along with the lifestyle benefits of having control over your space. With a strong selection of homes and growing communities across the city, buyers also have the opportunity to purchase in developing neighbourhoods that will benefit from future infrastructure and amenities.”
What to look for
Excel Homes Marketing Manager, Kristina Plank, says first-time home buyers should be mindful when shopping for a new home. “Take the time to do your research and make sure you are buying in a community that makes sense for your lifestyle. Think about your commute to work, the amenities around you and what your day-to-day life would be like. Also, make sure you choose a builder that suits your style, personality and someone that will guide you through the process.”
She adds that buying a new home can seem daunting, but with the right team, it can be easy. “And most importantly, remember to take your time when deciding which model and floorplan is right for you.” Think about your needs now, she says, but also how you could grow into the home – and how your needs might change in the future.
“It’s never been a better time to buy, with low interests, and great incentives in the market! The new home building has had a bit of a price correction over the past year and now is the perfect time to get into a new home.” Right now, Excel Homes is offering its One Price Event, which Plank says is their biggest sale of the year. Great opportunities ahead
StreetSide believes that 2026 will be a great time for first-time homebuyers to get in the game. “The market is more balanced than in recent years, so it’s a great time to buy your first home,” says StreetSide marketing Lead, Jacey Todd.
“Focusing on affordability and budgeting for costs beyond the purchase price, including legal fees and property taxes, is what every first-time buyer should be mindful of when they start their search. There is less bidding pressure and more choice, so 2026 offers a stable opportunity to enter the market and start building equity!”
StreetSide’s townhomes and single-family homes are great options for first-time buyers, she adds, as they offer flexibility, modern design, and room to grow. “Our townhomes are always a great starter home, and we see a lot of first-time buyers in this category. But, if you have your heart set on a single-family home, you don’t have to wait – we have the most affordable option in Edmonton with single-family starting from just $379,998 in three communities: Kinglet, Aster and Stillwater.”
StreetSide offers options for all types of buyers, with brand new condos that can be within reach if you’re earning around $20/hour, Todd says. “Our townhomes are attainable with an annual income starting around $56,000. We also offer single-family homes with legal suites, giving homeowners the opportunity to generate additional rental income and offset their mortgage. Our goal is simple: to make homeownership possible.”
Where to start
For many first-time buyers, townhomes and laned homes represent the ideal balance of affordability, independence, and long-term value. Coventry Homes and its sister company, Impact Homes, have many options.
“For first-time buyers, townhomes and laned homes offer an excellent entry point, especially in communities with strong transit access and everyday amenities,” says Magureanu. “Communities like Rosemont and West Secord are particularly compelling right now due to limited land supply and significant new amenities coming online.”
Coventry is offering free basement development, helping first-time buyers get more space and value in their new home. “Our goal is to deliver built-in value – functional design, desirable finishes, and energy-efficient construction – while keeping first-time buyers in a price range that protects their long-term investment.” Visit coventryhomes.ca for more details.
Excel has just launched brand new townhomes in Edgemont surrounded by walking trails, with close access to the river valley. Plank says first-time buyers can see two brand new townhome models, The Cove and The Edge, here starting from the high $300’s. Visit excelhomes.ca for more details.
Daytona Homes builds in 14 communities across the Edmonton region, offering laned homes, duplexes, and other attached options that often provide attainable entry points into homeownership. “Our floorplans are designed to be highly functional and future proof, helping buyers take a practical first step into the market while supporting long-term value,” Mann says. New from StreetSide is a two-storey townhome development in the southwest community of Blackmud Creek, which Todd says are ideal for first-time buyers. “Starting at $229,998, they are some of the most affordable new-construction homes in the city and they are already selling, so don’t miss out!” Go to streetsidedmonton.com for more.
