Dollars & Sense
While the homes within Victoria Park Village are expensive, apartment buildings along Victoria Park Avenue offer affordable rental units. Newer condo buildings in the southwest corner of this neighbourhood are pricier. Retail, service and dining options are on the cheaper end of the spectrum. The strip malls along Victoria Park are older and not well maintained, but within them there are a few well-rated eateries.
The Good, the Bad & the Rest
Victoria Park Village residents have very little complaints about their neighbourhood. The streets are quiet, the people are friendly and the schools are excellent. The downside of this neighbourhood is a competitive housing market that has driven up property prices. Homes do not go up for sale here often and are snapped up in a matter of days.

24-hour bus service along Victoria Park Avenue connects Village residents to the Bloor-Danforth subway line. Bus service is also available along Lawrence, Eglinton and through the community via Wynford Drive, Sloane and Sweeney. Many Victoria Park Village residents drive and appreciate convenient access to the Don Valley Parkway. Cycling as a mode of transport is not common in this neighbourhood.
In the Area
Several great amenities will appeal to families. Victoria Village Library is located on Sloane next to the Victoria Village Public School and Sweeney Park. The Anewen Greenbelt and Charles Sauriol Conservation Area along the Don River is an idyllic spot full of lush greenery. While not directly in Victoria Park Village, Eglinton Corners is a convenient complex with a Walmart, No Frills and retail outlets just a few minutes’ drive.

Victoria Village is a mixed community. Its residents come from very multicultural backgrounds, from the Caribbean to East and South Asia, Africa and Europe. The quiet streets and large, well-maintained homes and properties attract young families. Turnover isn’t high here and many residents will stay in their homes for generations. The Vibe
Two drastically different modes of housing – pricey detached bungalows tucked into the community and low and mid-rise apartment buildings along Victoria Park – combine both lower class and mid to upper class households in one neighbourhood. The expensive inner streets have quite a drastically different feel to the older apartment buildings along Victoria Park. This area is largely family and senior-based.
