Vesta’s sizable advantage

Size isn’t everything, but it matters – a lot! Especially when it comes to housing.

Getting a home that has more square footage at relatively the same price is, no doubt, the best deal. It is additional value for a home, and it is a big advantage that Vesta Properties has been able to offer in its Alberta communities.

“Who wouldn’t want extra living space?” asks Vesta Properties Sales Manager, AJ van der Linden. “We can offer single-family homes and townhomes with a little more breathing room compared to similarly priced products. The bedrooms, kitchen, living rooms of our homes are just a little bit bigger allowing more flexible living spaces.”

He says that buyers can sometimes get it wrong when they just compare the prices of homes instead of comparing them in terms of the comfort, liveability, and functionality that a bigger, well-designed home can offer.

Van der Linden says that because Vesta Properties is the land developer and exclusive builder of their two community developments in Alberta – Southpoint in Airdrie, and Copperstone in southeast Calgary – it has the power to configure the size of its lots to accommodate bigger homes.

“Being the developer and the exclusive homebuilder gives us the ability to make changes in the configuration of the homes without too much trouble and give our buyers the home they deserve. We can absorb some of the costs of offering bigger homes without having to pass it on to buyers.”

He says Vesta homes have kitchens that are just a little bigger, with extra space to fit bigger islands and counterspace and have roomier pantries. Its bedrooms also have space for credenzas and bigger beds and spacious walk-in closets, while main floors come with a more comfortable home office or den. Single-family homes can have a spice kitchen or even a main floor bedroom suite.

“The extra five feet or so that we can add in your main floor or bedroom can make a lot of difference.”

For example, Vesta townhomes and no-condo-fee rowhomes range in size from 1,380 to 1,885 and 1,599 to 1,727 square feet, respectively, as compared to traditional models that are usually from 1,170 to 1,300 square feet. “Even the attached garages in our rowhomes are bigger at 20-by-24 feet, compared to competitors’ 20-by-20 feet,” van der Linden says. “Our models are also longer at 40-feet deep, while others are usually at 35 feet.”

The best thing is that these larger homes that Vesta offers are available in two tried-and-tested, well-established communities that have become a favourite among young families who want the finer things in life at their fingertips.

Copperstone is a 70-acre community in southeast Calgary. It is the final piece of the puzzle to complete the greater community of Copperfield and is located at the heart of this very well-established neighbourhood that already boasts the best easy-living amenities. These include in-community schools (both separate and public elementary schools within walking distance of Copperstone), parks and playgrounds, kilometres of walking trails and bike paths, and major commercial centres right at its doorway. It is also one of the rare communities that doesn’t impose community association fees.

“It’s a great community where everyone who lives there now, just wants to stay there. A lot of our buyers are people who currently live here and want to upgrade to a bigger home,” he adds.

In Copperstone, Vesta is deep in the construction of new single-family home phases that back onto a popular regional pathway system and natural wetlands. Available are their award-winning line of townhomes, modern single-family homes, as well as luxury estate homes. A townhome in Copperstone starts from $385,000, excluding GST.

Southpoint in Airdrie has to be one of the fastest growing communities anywhere and with new infrastructure developments that improve on its accessibility, it will undoubtedly spur even bigger demand. In just a few years since it was launched, Southpoint has been a hotspot in Airdrie’s new home market. The wide selection of homes, amenities, and location have all played a part in its success. A new school, nearby commercial centres – with more coming, and even a new off-leash dog park has made it into one of Airdrie’s best new communities.

Southpoint may actually be too successful as demand has far outstripped supply. “There are just six rowhomes available in the current phase. A few laned homes are expected to be ready for quick possession for January next year, and 2023 will see the entry of six new home types in Phases 4 and 5, van der Linden says.
