Silver Spruce springs into growth
March 28, 2025
Homebuyers strike gold in Silver Spruce, as the hit southwest community brings in more family-friendly amenities and affordable homeowning opportunities this spring.
Single-family home affordability is the draw in this blossoming community by Apex Land Developments that was recently named a finalist in this year’s Building Industry and Land Development Association – Calgary Region (BILDCR) Awards.
“It’s quite an honour for our young community to be a finalist for this prestigious industry award,” says Apex Land coordinator, Michelle Wilken.
It’s the buyer that is reaping the benefits though, as Silver Spruce offers a relaxed, modern lifestyle amidst parks and pathways within an already established community in the southwest.
Rapid growth
This boutique community situated in the heart of the well-established neighbourhood of Silverado in the southwest is already a big hit, offering some of the most affordable front-drive garage and duplex homes in the city.
“Sales for both our duplex homes and our front-drive garage homes are doing well in Silver Spruce. I think families like that they are still part of an established community with schools and parks just steps away from their front doors,” Wilken says.
“We are seeing a lot of young families moving here, as there are so many amenities around including parks and pathways and green space that it fits everyone’s lifestyle!”
Silver Spruce is currently in phase 2 and will release phase 3 in the late spring. Interested buyers will have to act quick to get into a new build in Silver Spruce as it will only has one more phase to go after that.
A well-established location
“Silver Spruce is unique in that it is a brand-new community right inside the established community of Silverado,” Wilken says. “This means you get the best of both worlds. A brand-new home with the all the amenities and schools already open right in your neighborhood.”
Because it is within an established community there are lots of local places to unwind. “Kildares Ale House is right in Silverado and is a favorite of Silver Spruce residents, they have a great kid’s menu, and the food and service are always top notch!” Wilken says.
Family-friendly homes
With duplex homes from the $500,000s and front-drive garage homes starting from the $700,000s, Silver Spruce is one of the most affordable communities to live in. And with homes from Brookfield Residential and Excel Homes, they are also the most stylish.
“Silver Spruce presents a captivating array of housing options and designs, tailor-made to suit your lifestyle and preferences,” says Wilken. “From beautiful single-family homes to the luxurious duplexes now available, this community offers an abundance of sophisticated choices that epitomize the pinnacle of peaceful living.”
The community is proving popular with first-time homebuyers and move-up buyers, she says.
“Two of the trends we are seeing in Silver Spruce are: One. First time home buyers that are newer to Canada. They are choosing Silver Spruce because of its proximity to amenities like the playground, transit & schools. all within 10 minutes of driving,” she says.
“Number Two. Move-up buyers with growing families. These buyers may have been in a duplex or smaller laned home. They are choosing Silver Spruce because they like the idea of a brand-new home in a community that is already established. Our functional, well-designed floorplans give them the extra room that they need for their growing families.”
Silver Spruce’s appeal
Brookfield Residential Marketing Manager, Jenna Rilling, says there are many reasons that make Silver Spruce a fantastic place to settle down.
“First, it is located within an already established community, ensuring that essential amenities are readily available without the inconvenience of extensive construction. Residents enjoy a variety of nearby amenities, from shopping centers to recreational facilities, enhancing convenience and quality of life,” she says.
“Moreover, the community boasts breathtaking scenic views, pathways and playgrounds. Additionally, its strategic location near major roadways like Stoney Trail facilitates effortless transportation, offering seamless connectivity to key destinations across the city and beyond.”
Kristina Plank, Marketing Manager at Excel Homes, agrees. “There are two schools (elementary to junior high) as well as playschools in Silverado and kindergarten/elementary schools nearby. Silverado also has a fitness and yoga studio, a veterinary hospital and the requisite shopping centre with groceries, banks, pharmacy, restaurants, and so much more already ready for Silver Spruce’s new residents to enjoy.”
Stylish, family-friendly homes
Brookfield Residential’sColumbia showhome in Silver Spruce has been a big hit.
“Our Columbia stands out as one of our most sought-after models, now enhanced, for the first time, with the inclusion of a basement suite in the showhome,” Rilling says. “This addition opens up possibilities for rentals, multi-generational living, or simply providing an extra living space. This showhome also features a distinctive home office uniquely positioned at the rear, offering ample natural light and a view.”
At 2,484 square-feet, the Columbia is admirably fitted for family life. It has an additional 860 square-feet of basement development, for a total of 3+1 bedrooms, 2.5+1 baths, and spacious bonus room separating the primary bedroom from the secondary bedrooms.
The Bennettshowhome from Excel Homes was a finalist in last year’s BILD Alberta awards, and it has been a consistent winner among buyers.
“The Bennett show home is a 35th year anniversary model, and the first of its kind,” says Excel’s Plank. “It was designed to optimize every square foot of the home, making it feel much larger than it is.”
The 2,045 square-foot Bennett showhome has three bedrooms and two-and-a-half baths with an attached double front garage and 659 square-foot basement suite. It’s inherent versatility and functionality is great for growing families.
A community for the future
Silver Spruce will have four phases with 359 homes and approximately 1,073 residents. “The community of Silver Spruce is a hidden gem that offers the best of both worlds. With its picturesque scenery, friendly residents, and close-knit community vibe, Silver Spruce instantly feels like home for your whole family,” Wilken says.
There are eight parks and one more on the way, 10-kilometres of pathways in Silverado. And just outside of it is Granary Road – Farmer’s Market & Active Learning Park;Lloyd Park Disc Golf Course; Heritage Pointe Golf Club; Launchpad Heritage Pointe and the ever-popular Fish Creek Provincial Park.
