Impact Homes’ laned homes offer much in terms of curb appeal but changing needs have led to new design innovations.
“Laned homes continue to evolve with the needs of those buying them. Impact Homes now offers laned homes ranging from 1,361 to 2,145 square feet and offers a multitude of optional layouts to meet the needs of home buyers,” she tells Edmonton New Home + Condo Guide.
The new garden suite
Impact Homes offers customization with every home and can help buyers develop their basements with the Maximum Living Package. They can even build a detached garage with a garden suite.
The garden suite is like having an apartment flat above the detached garage that can come complete with bedrooms, kitchen and bathroom. “They’re the perfect solution for multi-generational families or for revenue generation,” Van Horn says.
Built above the garage, the garden suite can be conveniently accessed through private entrance at the front of the garage. A recently sold model featured a bright and airy open concept floorplan with a kitchen and living room space; a spacious bedroom, four-piece bathroom with built-in shelving for extra storage and in-suite laundry.
“They are as well-designed as all of our homes with a focus on form and function; full-sized appliances, and can include standard finishes like– quartz countertops, under mount sinks, ceramic tile backsplash and luxury vinyl plank flooring throughout,” Van Horn says.
Communities with Impact
Serving the Greater Edmonton Area, including Fort Saskatchewan, Ardrossan, St. Albert, and Spruce Grove, Impact Homes offers a wide range of laned home floor plans, styles, and features to choose from, and can also customize designs to suit a specific lifestyle. Impact Homes offers eight laned home models in 10 communities across the Edmonton region.
Van Horn says laned homes are often still the more affordable option compared to front attached garage homes, and having the variety of sizes and plans caters to the needs of many home buyers. “The smaller square footage homes are great for first time home buyers while the larger plans are a great option for those wanting to upsize or even downsize from a front attached home.”
Impact Homes is busy building a new showhome in Rosemont in West Edmonton that is expected to open in Fall 2024. “We’re very excited!” Van Horn says. “The Vasa model is one of our most popular.”
The new Vasa showhome will have 1,639 square-feet of living space, with three bedrooms, two-and-a-half baths and nine-foot ceilings on the main floor and basement levels. It features a sunken foyer, open living space with rear kitchen that makes it a perfect spot to entertain.
The second floor features a large, front master bedroom with a dual vanity ensuite and a second-floor laundry. Custom railings, mixed metals and warm tones will lend to the home’s “soft industrial” feel, Van Horn says.
The new showhome will also have a fully developed, 618-square-foot, legal revenue suite in the basement. It will have a separate side-entrance, one-bedroom, full kitchen and in-suite laundry.
