What’s the biggest challenge Brookfield in Edmonton faces in 2024? How are you planning to handle this?

The biggest challenge that we see in Edmonton is market confidence. A number of the key indicators show that Edmonton is Canada’s next hot bed for affordable housing, matched with a city that has a thriving arts and culture scene, flourishing employment sectors, prominent sports events, family amenities and much more. Despite the challenges posed by the current interest rate climate, the value in Edmonton is unsurpassed across any major Canadian city – this bodes well for a city that is ready to grow, with a steady supply of great communities and home choices.

Our plan to address the affordability issue revolves around prioritizing our best prices and delivering an unparalleled customer experience.

What’s your most important tool in 2024 in helping customers with their homebuying decisions? Are there new innovative technologies you are bringing into the homebuilding process?

Our biggest tool remains our people. From our online sales team, our teams in the showhomes, to our construction teams and trade partners, we really aim to make sure we are working with our customers to provide them with the guidance, support and assurance they need throughout their entire homebuying journey.
As an example, having our website provide accurate pricing for our homes, we want our customers to be informed and empowered. They can see which homes are available, timelines for possession, option pricing, and even build their home with the pricing clearly displayed.

Additionally, this year we rolled out our myHome Certified Program. MyHome offers semi-annual checkups, and convenient, proactive services like filter changes, cleanings and inspections of core items in your home. This enhanced level of service is included for three years on every new Brookfield, above and beyond industry standards, assuring your biggest investment is protected for years to come.

What home types do you see will be in demand this year, and why? How are you adapting to this need?

Each buyer has unique needs for their family and new home. We have something for everyone, in five amazing communities.

There is currently a growing interest in basement suites within our homes. Legal basement suites offer enhanced living flexibility and the added advantage of potentially increasing mortgage qualification, along with the opportunity for supplementary rental income. We have a number of plans that can accommodate a fully enclosed, legal suite.

From an affordability standpoint, our Everly townhomes, in the community of The Orchards, offer a two- and three- bedroom townhomes that start in the low $300s, and include an attached garage.
Overall, we are striving to provide Edmontonians with a variety of housing options and budgets.
