Creating perfection in Dawson’s Landing
May 27, 2022
Creating something that everyone likes is a daunting, if impossible, task. That’s the challenge that residential land developers face all the time – developing a community that would appeal to the widest range of homebuyers possible.
Dawson’s Landing may just be the closest to perfection.
And don’t just take our word for it, residents – who started moving in late 2020 – have fallen in love with this young, dynamic community.
Kristin Funk, whose family is among its first residents, says the lifestyle it offers is a big reason for them to set roots here. “Chestermere is a great small city and the affordability (of Dawson’s Landing) made It the perfect choice. It is close to Calgary which is convenient, and we love the small-town feel.”
Developed by Qualico Communities Calgary, this family-friendly community in Chestermere, is a proven hit for new home buyers. And it’s easy to see why, as it goes three-for-three in the matters that count most.
Accessibility? Check! It’s location on the western side of the City of Chestermere is only five minutes to the rapidly developing eastern edge of Calgary. Family-friendly amenities? Check! There are already parks for residents to use and more will follow. Commercial establishments already surround the community, and a second Stormwater Kidney™ pond that will add to the community’s relaxing, easy-living ambiance, has begun construction.
And affordability? That’s a big check too! It is one of the biggest factors in Dawson’s Landing’s success, as buyers can enjoy significant savings buying a similar home here compared to Calgary. For one thing, land is so much more inexpensive.
“From a front foot perspective, lots are less expensive in Chestermere than the City of Calgary, and some of the lots are larger,” says Nina Wulder, Communications and Marketing Coordinator at Qualico.
“On the average home, it would be about $10,000 to$50,000 in savings, depending on the builder, plan, lot, etc.”
Beyond the affordability is the wide array of home choices as Dawson’s Landing offers townhomes and duplexes from the mid $400,000s, laned homes from the mid $500,000s, and front-drive homes from the low $600,000s.
Dawson’s Landing has been such a hit that it is launching Phase 3 already. This latest phase will have Front Garage Homes from Sterling Homes, Broadview Homes and NuVista Homes; laned homes from Trico Homes; and duplex homes from Morrison Homes.
“Truman had laned homes and townhomes in the new phase and these have sold out already,” Wulder says.
Phase 3 will also have a brand-new park and playground that will open in the fall, as well as the second Stormwater Kidney™ that has already begun construction. “The park will be the perfect location for the Owners’ Association to hold Movie in the Park events, starting in summer 2023,” Wulder says.
Dawson’s Landing is about 50 per cent complete, and will be comprised of six phases, including the future EcoPark. The 267-acre community will have over 1,300 homes on final build out.
Although it is close to Chestermere Lake and all the recreational opportunities it offers, Dawson’s Landing will have its own parks, playgrounds and ponds – not the least of which is the innovative Stormwater Kidney™ pond.
A Stormwater Kidney™ system works by cleansing stormwater, circulating the run-off water through spaces with a diverse ecosystem of plants and aquatic creatures so that nutrients contained in stormwater nourish the living organisms. Dawson’s Landing is the first residential community in the world to feature it.
“Constantly moving water provides unique visual and sound features while keeping the green spaces well irrigated so that the entire environment remains vibrant and resilient even during drought conditions,” says Cary Kienitz, Director of Development with Qualico Communities.
The community of Dawson’s Landing is one of the first you approach when you come in from Calgary on Highway 1A. It is located in West Chestermere, immediately west of Rainbow Road and adjacent to the communities of Rainbow Falls and Westmere. “It is close to Calgary and still has that small town feel. We are approximately 10 minutes away from a movie theatre, Costco, and various Calgary retail options in the East Hills commercial centre,” Wulder says.
